Vienna prices split sharply by part of town
These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 231 homes sold across Vienna's three ZIP codes in that period. The townwide total looks steady, down only 3.3% from a year before. But the prices underneath that number tell three different stories.
Three ZIP codes, three different directions
The Real Estate Data Aggregator put the median sale price in ZIP 22180 at $1,305,000, up 19.7% from the same three months in 2025. ZIP 22181 came in at $1,122,500, down 5.5%. ZIP 22182 landed at $1,270,256, down 6.1%. One part of Vienna gained nearly $215,000 in median price. Two parts gave some back. A townwide average hides all of that.
For context, the Northern Virginia Association of REALTORs reported a regional median sold price of $744,950 in September 2026. Every Vienna ZIP code sits well above that regional number. But which direction each ZIP is moving matters more than where it sits today.
| 22180 | 22181 | 22182 | |
|---|---|---|---|
| Median sale price | $1,305,000 | $1,122,500 | $1,270,256 |
| Price change vs. 2025 | +19.7% | -5.5% | -6.1% |
| Median days on market | 34 | 20 | 27 |
| Sale price vs. list price | 99.9% | 101.6% | 100.4% |
| Months of supply | 1.6 | 1.3 | 2.3 |
ZIP 22181: the fastest part of Vienna right now
The Real Estate Data Aggregator counted 74 homes sold in ZIP 22181, up 32.1% from a year before. Median days on market dropped to 20, which is 10 days shorter than the same period in 2025. More than half of homes there, 51.4%, sold above list price. That share rose 12.1 points in one year. Buyers in 22181 are competing hard.
ZIP 22182: more inventory, more time on market
ZIP 22182 moved the other way. The Real Estate Data Aggregator counted 49 homes for sale there, up 36.1% from a year before. Months of supply rose 0.8 months to 2.3. Median days on market was 27. Pending sales fell 9.4%. Sellers in 22182 are working harder for the same result than they were a year ago.
ZIP 22180: prices up, but fewer homes sold
ZIP 22180 had the biggest price gain, up 19.7% to $1,305,000. But the Real Estate Data Aggregator also counted 92 homes sold there, down 14% from a year before. New listings fell 15.6%. Nearly half of homes, 47.9%, went under contract within two weeks of listing. The price is rising because supply is tight, not because demand is surging.
What the wider market is doing
The Northern Virginia Association of REALTORs reported 1,250 closed sales across the region in September 2026, down 7.5% from September 2025. Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Vienna's tight supply has kept it somewhat insulated, but those forces are real and buyers feel them.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Vienna's 22180 ran nearly eight times that national rate. The other two ZIP codes ran below it. That spread inside one town is the whole story here.
- Vienna is not one market right now.
- ZIP 22181 is moving fast, with 72.6% of homes under contract within two weeks and prices averaging 101.6% of list.
- ZIP 22180 has the highest prices but shrinking supply.
- ZIP 22182 has more inventory and softer demand.
- Pricing to the wrong ZIP code costs sellers money and costs buyers time.
One street can read very differently from the ZIP code around it. School zoning, commute routes and lot size all shift the number. The data above is the starting point, not the final answer for your address.
