Real estate, South Lakes Pyramid

These numbers cover the three months ending August 31, 2026. That is the period every figure below comes from.

The Real Estate Data Aggregator counted 313 homes for sale across the South Lakes Pyramid in that period. That is up 45.6% from the same three months in 2025. More competition for sellers. More choice for buyers. That is the single biggest shift in this market right now.

The Northern Virginia Association of REALTORs reported that active listings across Northern Virginia rose 30.7% year over year in September 2026. The South Lakes Pyramid outpaced even that. Sellers here are facing more neighbors on the market than the broader region is.

Sales held, but just barely

The Real Estate Data Aggregator counted 426 homes sold across the five ZIP codes in the pyramid during the three months ending August 31, 2026. That is down only 2.1% from a year before. Demand did not fall off a cliff. It softened.

New listings rose 16.5% to 493, per the Real Estate Data Aggregator. More sellers came to market. Fewer buyers absorbed them all. The gap between supply and demand is real, but it is not a collapse.

Each ZIP code tells a different story

The pyramid covers five ZIP codes, and they do not move together. ZIP 22181 is the tightest market in the group. The Real Estate Data Aggregator counted only 1.3 months of supply there, with 72.6% of homes going under contract within two weeks of listing. That figure rose 23.7 points in a year. ZIP 20190, by contrast, sits at 3.3 months of supply, and the share of homes going under contract within two weeks slipped 2.1 points.

Prices are up in most ZIP codes, down in two

The Real Estate Data Aggregator shows median sale prices rising in ZIP codes 20190, 20191 and 20194, up 15.4%, 5.7% and 12.2% respectively. In ZIP codes 22181 and 22182, the median sale price dipped. ZIP 22181 fell 5.5% to $1,122,500. ZIP 22182 fell 6.1% to $1,270,256. Both are still selling quickly and above list price on average, so the price dip reflects the mix of homes sold, not a loss of buyer interest.

Rates are making buyers work harder

Redfin reported the weekly average mortgage rate hit 7.4% on October 8, 2026, a three-year high. The Northern Virginia Association of REALTORs reported closed sales across Northern Virginia declined 7.5% year over year in September 2026. The South Lakes Pyramid held up better than the broader region on that measure, but rates at this level slow decisions.

The Northern Virginia Association of REALTORs also reported a median sold price of $744,950 across Northern Virginia in September 2026, up 4.2% year over year. The South Lakes Pyramid ZIP codes range from $600,000 to $1,270,256, well above that regional figure, which reflects how close this area sits to Washington DC and how school zoning drives demand here.

What this means if you are selling

More inventory means buyers have options. They will skip a home that is overpriced or under-prepared. The Real Estate Data Aggregator shows that sale-to-list ratios are still at or above 99.7% in every ZIP code here. That holds only when the price is right from day one. Homes priced too high are sitting while well-priced ones still move fast.

What this means if you are buying

You have more to look at than you did a year ago. The Real Estate Data Aggregator counted 313 homes for sale across the pyramid, up from far fewer a year ago. That said, the tightest ZIP codes, especially 22181 and 22194, still move in weeks. More supply does not mean unlimited time to decide.

In short
  1. Inventory is up 45.6% across the South Lakes Pyramid.
  2. Sales slipped only 2.1%.
  3. Buyers have more choice.
  4. Sellers have more competition.
  5. Pricing and condition matter more now than they did twelve months ago.
  6. The ZIP codes inside this pyramid are not one market: 22181 is moving in 20 days with 72.6% of homes going under contract in two weeks, while 20190 sits at 39 days and 3.3 months of supply.

One street can read very differently from the ZIP code average. A home on one block may face three direct competitors. A home two streets over may have none. The aggregate numbers above are the starting point, not the whole answer.
