South Lakes Pyramid has more listings, but buyers are still absorbing them

These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 313 homes for sale across South Lakes Pyramid, up 45.6% from the same period a year ago. That is the number that changes what sellers need to do. More competition means your price and your prep matter more than they did twelve months ago.

Here is what keeps this from being bad news for sellers. The Real Estate Data Aggregator counted 426 homes sold across the pyramid in those same three months. That is down only 2.1% from a year ago. Buyers are still showing up. The shelf is bigger, but it is moving.

New listings came in at 493, up 16.5% from a year ago. Pending sales totaled 389, down just 1.3%. The gap between new supply and pending demand is real, but it is not a collapse. Buyers are absorbing most of what sellers are putting out.

Rates are adding pressure on top of supply

CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.49% as of October 7, 2026. Realtor.com reported rates topped 7% in September 2026. That is the other weight on buyers right now. More listings plus higher rates means sellers cannot lean on urgency alone.

Each ZIP code reads differently

The pyramid-wide numbers smooth over real differences. ZIP 22181 is moving fast. The Real Estate Data Aggregator counted 72.6% of homes there going under contract within two weeks of listing, up 23.7 points from a year ago. Median days on market there was 20 days, 10 days shorter than a year ago. That is a different market from ZIP 20190, where median days on market was 39 days, 4 days longer than a year ago.

Prices are holding, even rising in most ZIPs

More supply has not pushed prices down across the board. The Real Estate Data Aggregator shows ZIP 20190 up 15.4% in median sale price year over year, to $600,000. ZIP 20194 rose 12.2%, to $795,000. ZIP 20191 rose 5.7%, to $665,000. The two higher-priced ZIPs, 22181 and 22182, each dipped. ZIP 22181 fell 5.5% to $1,122,500, and ZIP 22182 fell 6.1% to $1,270,256. So the picture is mixed, not uniform.

The Northern Virginia Association of REALTORs reported 1,324 closed sales across Northern Virginia in August, down 8.0% from August 2025. The regional median sold price was $765,000, up 2.0%. Average days on market across the region was 26 days, unchanged from a year ago. South Lakes Pyramid is holding its own against that regional backdrop.

What this means if you are selling

With 45.6% more homes competing for buyers, the first price you set matters more than it did a year ago. In ZIP 22181, 51.4% of homes still sold above list price. In ZIP 20190, only 26.8% did. Those are not the same market. Your ZIP code, your street, and your price point each tell a different story.

What this means if you are buying

You have more choices than a year ago. The Real Estate Data Aggregator counted 313 active listings across the pyramid. That is real selection. But in ZIP 22181, 72.6% of homes went under contract within two weeks. If you find the right home there, do not expect it to wait.
