Real estate, Robinson Pyramid

The Northern Virginia Association of REALTORs reported that closed sales across Northern Virginia fell 7.5% in September. Robinson Pyramid went the other way. The Real Estate Data Aggregator counted 519 homes sold across the five Robinson Pyramid ZIP codes in the three months ending August 31, 2026. That is up 5.3% from the same period a year before. When the region slows and your market grows, pricing and timing still matter. One street can read very differently from the ZIP code around it.

Pending sales rising 3.1% tells you the pipeline is filling, not emptying. The Real Estate Data Aggregator also counted 230 homes for sale across the pyramid, down 4.6% from a year before. More buyers, fewer choices. That combination keeps sellers in a strong position, but it is not uniform across every ZIP code.

How each ZIP code performed

Burke (22015): the fastest mover

The Real Estate Data Aggregator counted 161 homes sold in ZIP 22015 in the three months ending August 31, 2026, up 11% from a year before. The median sale price was $696,250, up just 0.2%. Prices held steady while volume jumped. Homes sat for a median of 26 days, unchanged from a year ago. More than half sold above list price: the Real Estate Data Aggregator put that share at 53.4%, up 7.2 points from a year before. Supply is tight at 0.9 months.

Fairfax Station (22039): tight supply, strong prices

Fairfax Station had the highest median sale price in the pyramid. The Real Estate Data Aggregator put it at $1,250,000 in the three months ending August 31, 2026, up 2.5% from a year before. Sales jumped 29.4%, the biggest gain of any ZIP in the pyramid. Supply hit 0.7 months, the tightest reading here. Homes averaged 101.8% of list price. That said, days on market stretched to 34, six days longer than a year before. Sellers are getting their price, but buyers are taking a little more time.

Clifton (20124): more inventory, more patience needed

Clifton tells a different story. The Real Estate Data Aggregator counted 39 homes sold in ZIP 20124, down 7.1% from a year before. The median sale price reached $1,050,000, up 8.7%. But homes for sale rose 26.1%, and months of supply climbed to 2.3. Median days on market hit 49, seventeen days longer than a year before. Prices are up, but buyers have more choices and are using them. Sellers here need to price carefully.

Fairfax 22032 and 22030: two ZIP codes, two different reads

ZIP 22032 sold 105 homes, up 11.7%, with a median price of $885,000, up 2.1%. Homes for sale there fell 22.4%. Supply is tightening. But days on market stretched to 36, seven days longer than a year before, and the share of homes sold above list dropped 10 points to 40%. The Real Estate Data Aggregator shows buyers still closing, just negotiating harder.

ZIP 22030 is a different picture. Sales fell 8.1% and the median price dropped 8.5% to $750,000. Homes for sale rose 6.9% and months of supply ticked up to 1.9. Nearly half of homes still sold above list price, 45.3%, but that share fell 7.5 points from a year before. Sellers in 22030 are working harder for the same result.

What the broader market is doing

The Northern Virginia Association of REALTORs reported 1,250 closed sales across Northern Virginia in September, down 7.5% from September 2025. The Northern Virginia median sold price reached $744,950 in September, up 4.2% from a year before. Homes spent an average of 28 days on market, unchanged from September 2025. The region is slower on volume but holding on price.

Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Those national headwinds make the Robinson Pyramid's local strength more notable, not less.
