Robinson Pyramid sales rose 5.3% even as Northern Virginia sales fell 7.5%
Here is the number that matters most right now. The Northern Virginia Association of REALTORs reported Northern Virginia closed sales fell 7.5% in September 2026. The Real Estate Data Aggregator counted Robinson Pyramid sales up 5.3% in the three months ending August 31, 2026. That is a 12.8-point gap. This area is not following the regional script.
For sellers, that gap is good news. Demand held here while it softened across Northern Virginia. For buyers, it means this market moves on its own track. What happens regionally does not always tell you what is happening on your street.
The Robinson Pyramid by the numbers
The Real Estate Data Aggregator shows fewer homes sitting for sale, down 4.6%, while more homes are going under contract. Pending sales rose 3.1%. Supply is tighter than a year ago. That combination tends to keep sellers in a stronger position.
Each ZIP code tells a different story
The pyramid-wide number is useful, but the ZIP codes underneath it split apart sharply. The Real Estate Data Aggregator counted results for five ZIPs: Burke (22015), Fairfax (22032 and 22030), Clifton (20124), and Fairfax Station (22039). They do not all move together.
Burke (22015): the fastest ZIP in the pyramid
The Real Estate Data Aggregator counted 161 homes sold in Burke, up 11% from a year before. That is the largest volume gain in the pyramid. Median days on market held at 26, unchanged from a year ago. More than half of homes, 53.4%, sold above list price, up 7.2 points from a year before. Nearly two in three homes, 64.5%, went under contract within two weeks of listing.
Fairfax Station (22039): tightest supply, highest sale-to-list
The Real Estate Data Aggregator counted 66 homes sold in Fairfax Station, up 29.4% from a year before. That is the strongest year-over-year sales gain in the pyramid. Supply fell hard: homes for sale dropped 31.8%, and months of supply sits at just 0.7. Sellers averaged 101.8% of list price. Nearly two in three homes, 62.2%, went under contract within two weeks.
Clifton (20124): prices up, but homes are sitting longer
Clifton is the one ZIP where the picture is more mixed. The Real Estate Data Aggregator shows the median sale price rose 8.7% to $1,050,000. That is the strongest price gain in the pyramid. But homes sold fell 7.1%, and median days on market stretched to 49, which is 17 days longer than a year before. Supply climbed: months of supply rose 0.6 to 2.3. Clifton is not soft, but it rewards patience and precise pricing.
Fairfax (22032 and 22030): two ZIPs, two different reads
These two Fairfax ZIPs share a city name but not a market. The Real Estate Data Aggregator shows 22032 with 105 homes sold, up 11.7%, and a median price of $885,000, up 2.1%. Homes for sale there fell 22.4%. That is a tighter market. ZIP 22030 tells a different story: 148 homes sold, down 8.1%, and a median price of $750,000, down 8.5%. More supply came in, up 6.9%, and months of supply ticked up 0.2. Both ZIPs still averaged at or above list price, but the direction of travel is not the same.
What the wider market is doing
The Northern Virginia Association of REALTORs reported the regional median sold price reached $744,950 in September, up 4.2% from September 2025. Average days on market across Northern Virginia held at 28, unchanged from a year before. So prices are still rising regionally, even as sales volume fell. That is the backdrop the Robinson Pyramid is outperforming.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. The Robinson Pyramid's price gains in Clifton and Fairfax Station both beat that national figure.
Speed: how fast are homes moving?
The Real Estate Data Aggregator shows Burke at 26 days and Fairfax (22030) at 29 days. Those are the fastest ZIPs. Fairfax Station came in at 34 days, Fairfax (22032) at 36 days. Clifton was the slowest at 49 days. The Northern Virginia Association of REALTORs put the regional average at 28 days. Burke and Fairfax (22030) are matching or beating that pace. Clifton is running 21 days slower than the regional average.

Above-list sales: where buyers are competing hardest
The Real Estate Data Aggregator shows Burke leads the pyramid: 53.4% of homes sold above list price, up 7.2 points from a year before. Fairfax Station came in at 45.5% and Fairfax (22030) at 45.3%. Fairfax (22032) dropped 10 points to 40%. Clifton fell 9.7 points to 30.8%. More than half of Burke homes are still drawing competing offers. That is not the case everywhere in this pyramid.

- 2Fairfax Station 2203945.5%
- 3Fairfax 2203045.3%
- 4Fairfax 2203240%
- 5Clifton 2012430.8%
- The Robinson Pyramid grew sales 5.3% while Northern Virginia fell 7.5%.
- Supply is down, pending sales are up, and most ZIPs are selling at or above list price.
- But the pyramid is not uniform.
- Burke and Fairfax Station are the tightest markets.
- Clifton is moving more slowly and has more supply.
- One street can read very differently from the ZIP code around it.
These numbers cover the three months ending August 31, 2026. The pyramid-wide figures are a useful starting point.
