Price cuts are rising nationally, but Robinson Pyramid is not one market
Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, also according to Realtor.com. That is the national picture. Robinson Pyramid does not move as one.
The Real Estate Data Aggregator counted 519 homes sold across the five ZIP codes in the three months ending August 31, 2026, up 5.3% from the same period in 2025. That headline number hides a wide split. One ZIP code is still seeing bidding. Another is sitting on the market nearly seven weeks.
The split: two very different markets under one school pyramid
ZIP 22015: still a bidding market
The Real Estate Data Aggregator counted 161 homes sold in ZIP 22015 in the three months ending August 31, 2026, up 11% from a year before. The median sale price was $696,250, up 0.2%. More telling: 53.4% of homes sold above list price, up 7.2 points from 2025. Nearly two in three homes, 64.5%, went under contract within two weeks. Supply sat at just 0.9 months.
In ZIP 22015, pricing sharp and listing clean still earns offers over ask. That has not changed from 2025. It has gotten more true.
ZIP 22039: tight supply, strong prices
ZIP 22039 had only 15 homes for sale in the three months ending August 31, 2026, down 31.8% from 2025, according to the Real Estate Data Aggregator. The median sale price was $1,250,000, up 2.5%. Homes sold averaged 101.8% of list price. Supply was 0.7 months. Sellers here have pricing power, but days on market stretched to 34, six days longer than a year before.
ZIP 20124: the market that needs a sharper price
ZIP 20124 tells a different story. The Real Estate Data Aggregator recorded 39 homes sold in the three months ending August 31, 2026, down 7.1% from 2025. Homes for sale rose 26.1%. Median days on market hit 49, which is 17 days longer than a year before. The average sale-to-list ratio slipped to 99.6%. Only 30.8% of homes sold above list price, down 9.7 points from 2025.
The median sale price in ZIP 20124 was $1,050,000, up 8.7% from 2025. That price gain sounds good. But slower sales, rising inventory and fewer bidding wars say buyers in this ZIP have more room to negotiate than they did a year ago. Sellers who price for 2025 conditions are waiting 49 days to find out.
ZIP 22030 and ZIP 22032: moving, but with caveats
ZIP 22030 sold 148 homes in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. The median sale price was $750,000, down 8.5% from 2025. That is the one price dip in this pyramid. Homes sold in 29 days, four days faster than 2025. More than half, 57.3%, went under contract within two weeks. Inventory is up 6.9%, so buyers here have a few more choices.
ZIP 22032 sold 105 homes at a median price of $885,000, up 2.1%. Days on market stretched to 36, seven days longer than 2025. The share selling above list fell 10 points to 40%. Homes for sale dropped 22.4%, so supply is tight, but buyers are taking longer to commit.
What the national numbers mean here
Realtor.com reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. The Northern Virginia Association of Realtors counted 1,324 closed sales in Northern Virginia in August, down 8.0% from August 2025. The regional median sold price was $765,000, up 2.0%.
Robinson Pyramid held up better than those regional and national trends suggest. The Real Estate Data Aggregator counted 519 sales across the five ZIP codes, up 5.3% from 2025. Pending sales rose 3.1%. New listings rose 6.2%, which means more sellers came to market and buyers still absorbed them.
What this means for sellers
If your home is in ZIP 22015 or ZIP 22039, supply is tight and buyers are competing. Price it right and it moves fast. If your home is in ZIP 20124, the data says buyers have more time and more options than they did a year ago. A price that was correct in 2025 may sit 49 days before it finds a buyer.
ZIP 22030 and ZIP 22032 sit in the middle. Both are selling, but the share going above list has dropped. That means the list price matters more, not less.
What this means for buyers
In ZIP 22015, 64.5% of homes went under contract in two weeks. Waiting costs offers. In ZIP 20124, 49 days on market and 99.6% of list say you have room to negotiate. The same strategy does not work in both places.
