Oakton Pyramid sales rose even as Northern Virginia sales fell

The Northern Virginia Association of REALTORs counted 1,324 closed sales across Northern Virginia in August, down 8.0% from August 2025. The Real Estate Data Aggregator counted 371 homes sold across the Oakton Pyramid in the three months ending July 31, 2026, up 7.5% from the same period a year before. Those two numbers point in opposite directions. That gap is the story.

If you own here, buyer demand is still showing up. If you are buying, this area is moving differently from the wider region. Broad headlines about Northern Virginia do not tell you what is happening on your street.

The Northern Virginia Association of REALTORs also reported that the median sold price across Northern Virginia was $765,000 in August, up 2.0% from August 2025. Homes spent an average of 26 days on the market in August, unchanged from a year before. Those are the regional benchmarks. The Oakton Pyramid ZIP codes tell a sharper story on both price and speed, as the numbers below show.

What the three ZIP codes show

The Oakton Pyramid covers three ZIP codes: 22124, 22033 and 20171. Each one reads differently. Here is what the Real Estate Data Aggregator counted for the three months ending July 31, 2026.

ZIP 22124: the sharpest move

The Real Estate Data Aggregator put the median sale price in ZIP 22124 at $1,200,000, up 17.1% from a year before. Eighty-four homes sold, up 20%. Homes spent a median of 20 days on market, 13 days shorter than the same period in 2025. Nearly 44.1% of homes sold above list price, up 11.2 points. And 65.3% went under contract within two weeks of listing, up 15.9 points.

ZIP 22033: more inventory, still selling

ZIP 22033 is the largest of the three by volume. The Real Estate Data Aggregator counted 129 homes sold, though that was down 2.3% from a year before. The median sale price came in at $735,000, up 3.9%. Homes for sale rose 43.1% year over year to 83 active listings. That added inventory is the honest part of this story: more choice for buyers, a little more competition for sellers. Still, 45.7% of homes sold above list price, and the median sat at 23 days on market.

ZIP 20171: volume leader, prices climbing

ZIP 20171 had the most sales: 158 homes, up 10.5% from a year before. The Real Estate Data Aggregator put the median sale price at $850,000, up 14.9%. Pending sales rose 25.2%, to 164. New listings climbed 25.3%, to 183. That supply growth is worth watching. Months of supply ticked up to 2.2 months. The median days on market was 27, just 1 day shorter than a year ago. Buyers here have a little more time than in 22124, but not much.

One number from the wider picture

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is a real headwind for buyers everywhere. It also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. The Oakton Pyramid has not shown that pattern in its own numbers, but rate moves affect every buyer's monthly payment. It is a fact worth knowing.

The Oakton Pyramid combined

Across all three ZIP codes, the Real Estate Data Aggregator counted 371 homes sold in the three months ending July 31, 2026, up 7.5% from a year before. Pending sales totaled 368, up 8.2%. New listings reached 445, up 15.6%. Homes for sale stood at 249, up 30.4%. More supply is coming to market. Sales are keeping pace. That balance is what separates this area from the broader Northern Virginia trend the Northern Virginia Association of REALTORs reported.
