Oakton Pyramid sales rose 9.5% even as Northern Virginia sales fell 8.0%
The one fact that changes what you should do: the Oakton Pyramid bucked the regional trend. The Real Estate Data Aggregator counted 358 homes sold across ZIPs 22124, 22033 and 20171 in the three months ending August 31, 2026. That is up 9.5% from the same period a year ago. The Northern Virginia Association of REALTORs reported that Northern Virginia as a whole saw 1,324 sales in August, down 8.0% from August 2025. Demand here held up. That matters whether you are selling or buying.
Pending sales back that up. The Real Estate Data Aggregator counted 344 pending sales across the Oakton Pyramid in the same period, up 12.8% from a year ago. Buyers are still writing contracts here. This is not a market that has stalled.
More inventory is coming to market. The Real Estate Data Aggregator counted 385 new listings across the Oakton Pyramid in the three months ending August 31, 2026, up 18.8% from a year ago. Homes for sale rose 19.4% to 234. Buyers have more to choose from than they did a year ago. Sellers have more competition. Both of those things are true at the same time.
Each ZIP code tells a different story

ZIP 22124 is the priciest of the three. The Real Estate Data Aggregator put the median sale price there at $1,192,500, up 19.3% from a year ago. Nearly 45 in 100 homes sold above list price. The average sale closed at 101.2% of list. That is a competitive price point.
ZIP 20171 moved the most volume. The Real Estate Data Aggregator counted 161 homes sold there, up 24.8% year over year. But the median price dipped 1.3% to $750,000. Days on market stretched to 35, four days longer than a year ago. More sales, but buyers pushed back a little on price.
ZIP 22033 sits in the middle. The Real Estate Data Aggregator counted 119 homes sold at a median of $729,000, up 5.7%. Sales were down 2.5% from a year ago, the only ZIP in the Pyramid to slip. Inventory jumped 30.8%. That extra supply is worth watching.
Rates are adding pressure for buyers
CNBC reported the average contract rate on a 30-year fixed mortgage climbed to 7.49% as of October 7, 2026. Realtor.com reported rates crossed 7% for the first time since January 2025. That raises the monthly cost on any home in this market. It has not stopped buyers here, but it is real.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is not what the Oakton Pyramid numbers show locally, but it is the backdrop buyers and sellers are both reading.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. The Oakton Pyramid's own numbers, especially ZIP 22124 at plus 19.3%, ran well ahead of that national pace.

If you own in the Oakton Pyramid: demand held up while the wider Northern Virginia market pulled back. That is a real advantage. More inventory is coming, so pricing still matters.
If you are buying here: 344 pending sales says other buyers are still active. The market has not stalled. ZIP 20171 added the most inventory, which gives you the most choices in that price range.
