Oakton Pyramid Prices Are Outrunning the Broader Market

The number that changes what you should do: the Real Estate Data Aggregator counted a median sale price of $1,200,000 in ZIP 22124 for the three months ending July 31, 2026. That is up 17.1% from the same three months in 2025. For owners, that is a pricing signal backed by 84 closed sales, not an estimate.

Compare that with the wider picture. The Northern Virginia Association of REALTORs reported a Northern Virginia median sold price of $765,000 in August, up 2.0% from a year before. That same report counted 1,324 closed sales across Northern Virginia in August, down 8.0% from August 2025. The Federal Housing Finance Agency put U.S. house prices up 2.6% from July 2025 to July 2026. ZIP 22124 ran nearly eight times faster than the national number.

ZIP 20171 is not far behind. The Real Estate Data Aggregator shows a median sale price of $850,000 there, up 14.9% year over year, on 158 closed sales. ZIP 22033 moved more slowly, at $735,000, up 3.9%. Same pyramid, three very different price stories.

Homes Are Moving Fast and Selling Over Ask

Speed is part of this story too. In ZIP 22124, the Real Estate Data Aggregator counted a median of 20 days on market. That is 13 days shorter than the same period a year ago. The Northern Virginia Association of REALTORs put the Northern Virginia average at 26 days in August, unchanged from a year before. Oakton's core ZIP is running well ahead of that.

Nearly two in three homes in ZIP 22124 went under contract within two weeks of listing, the Real Estate Data Aggregator shows. That share is up 15.9 points from a year ago. Buyers in this ZIP are making decisions quickly.

More Homes Are Coming to Market

Supply is rising across the pyramid. The Real Estate Data Aggregator counted 249 homes for sale across all three ZIPs combined in the three months ending July 31, 2026. That is up 30.4% from a year before. New listings across the pyramid totaled 445, up 15.6%. More choices for buyers, but supply is still thin at 2 months or less in every ZIP.

One National Headwind Worth Watching

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com also reported that 20.8% of listings took a price cut in September, the highest share since October 2022. That is a national picture, not this pyramid's picture. But buyers here are borrowing at the same rates. It is worth knowing.

The Oakton Pyramid closed 371 sales in three months. Prices in two of its three ZIPs grew at rates that outpace almost any national benchmark. Still, one ZIP inside this pyramid looks very different from another. ZIP 22124 and ZIP 22033 are not the same market. School zoning, commute routes and price points all differ. A whole-pyramid number can hide what is happening on your street.
