Langley Pyramid Has More Choices, but Prices Are Still Holding Near $1.67 Million
The biggest shift in Langley Pyramid right now is supply. The Real Estate Data Aggregator counted 68 homes for sale in ZIP 22066 during the three months ending August 31, 2026. That is up 41.7% from the same period a year before. More homes on the market means buyers have real choices. It also means sellers are competing harder for the same pool of buyers.
That inventory rise is not just a local story. The Northern Virginia Association of REALTORs reported that active listings across Northern Virginia rose 30.7% year over year in September 2026. Langley Pyramid outpaced even that regional jump.
More supply has not crushed prices. The Real Estate Data Aggregator put the median sale price in ZIP 22066 at $1,670,000 for the three months ending August 31, 2026. That is down 1.8% from the same period in 2025. A small dip, not a collapse. Prices are holding, but the cushion is thinner than it was.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Langley Pyramid's 1.8% dip runs against that national trend. This market is not following the national script right now.
Mortgage rates add pressure on both sides. Realtor.com reported rates climbed above 7% for the first time since January 2025. Fannie Mae, as reported by CNBC on October 14, 2026, forecast the 30-year fixed rate at 7.4% for the fourth quarter of 2026. Higher rates slow buyer pools. In a market already seeing more supply, that combination puts pricing accuracy at the center of every seller decision.
What the Numbers Say About Pace
The Real Estate Data Aggregator counted 63 homes sold in the three months ending August 31, 2026. That is down 13.7% from the same period in 2025. Fewer closings with more listings on the shelf means supply is building faster than demand is absorbing it. The 3.3 months of supply, up 1.3 months from a year before, confirms that shift.
The Northern Virginia Association of REALTORs reported closed sales across Northern Virginia fell 7.5% year over year in September 2026. Langley Pyramid's 13.7% drop is steeper than that regional figure. That gap is worth watching.
Some Homes Are Still Moving Fast
Not every home is sitting. The Real Estate Data Aggregator found that 41% of homes in ZIP 22066 went under contract within two weeks of listing during the three months ending August 31, 2026. That share is down 3 points from a year before, but it still means nearly 4 in 10 homes found a buyer quickly. The right price still moves product.
The share of homes that sold above list price was 30.2%, up 2.8 points from a year before, according to the Real Estate Data Aggregator. That number surprises people. Even with more inventory, roughly 3 in 10 homes drew enough competition to close above asking. Those are the homes priced and presented to meet the market, not to test it.
Pending sales tell a more hopeful story. The Real Estate Data Aggregator counted 61 pending sales in ZIP 22066 for the three months ending August 31, 2026, up 22% from the same period in 2025. Buyers are still writing contracts. They are just being more selective about price.
Realtor.com reported that nationally, 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That national context matters here. Langley Pyramid sellers who price correctly from day one are separating themselves from a growing crowd of homes that need reductions.
- Langley Pyramid has 41.7% more homes for sale than a year ago.
- The median price slipped only 1.8% to $1,670,000. Sales volume is down 13.7%.
- But pending sales are up 22% and 30.2% of homes still closed above list.
- The market is not broken.
- It is more demanding.
- Pricing accuracy is what separates the homes that close in two weeks from the ones that sit for 41 days or more.
One more thing worth knowing: these numbers cover all of ZIP 22066. One street inside that ZIP can read very differently from the whole. A cul-de-sac near a top school or with a faster commute route can still see multiple offers. Another street two blocks away may need a sharper price. I look at that block-by-block picture every week.
