Real estate, Langley Pyramid

The one fact every Langley Pyramid seller needs to see right now: inventory is up 41.7% from a year ago. The Real Estate Data Aggregator counted 68 homes for sale in the three months ending August 31, 2026. More choices for buyers means pricing has to be sharper. That is the shift.

But here is what sellers should also see. The Real Estate Data Aggregator counted 61 pending sales in that same period, up 22% from the year before. Buyers are not sitting still. They are writing contracts.

The median sale price came in at $1,670,000 according to the Real Estate Data Aggregator. That is down 1.8% from the same three months in 2025. A small dip, not a collapse. Homes are still selling close to asking. The average sale closed at 98.8% of list price.

Sixty-three homes sold in the three months ending August 31, 2026, down 13.7% from a year ago. Fewer closings, but 61 are pending. The pipeline is not empty.

Speed: Most Homes Take About Six Weeks, but Some Move Fast

The Real Estate Data Aggregator put the median days on market at 41 days, one day longer than a year ago. That is not a dramatic slowdown. But 41% of homes went under contract within two weeks of listing, down 3 points from last year. The fastest homes are still moving fast. The rest are taking longer.

Above-List Sales Are Actually Up

Here is a detail that cuts against the slower-market story. The Real Estate Data Aggregator found that 30.2% of homes sold above list price, up 2.8 points from a year ago. Nearly 3 in 10 sellers got more than they asked. Pricing right is still producing results.

New Listings Are Up Too, Which Is Why Pricing Is the Story

The Real Estate Data Aggregator counted 72 new listings in the three months ending August 31, 2026, up 30.9% from a year ago. More sellers entered the market. Supply at 3.3 months is up 1.3 months from last year. Buyers have real options now. A home priced above what the comps support will sit.

Northern Virginia and the Wider Picture

The Northern Virginia Association of REALTORs reported 1,250 closed sales across Northern Virginia in September, down 7.5% from September 2025. The regional median sold price reached $744,950, up 4.2% from a year before. Homes spent an average of 28 days on the market in September, unchanged from September 2025.

Langley Pyramid sits well above the regional median at $1,670,000. This market moves by its own rules. School zoning, proximity to Washington DC, and the Langley school pyramid drive prices here in ways the regional average does not capture.

Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, and that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Langley Pyramid's 1.8% price dip runs against that national trend, which is worth watching.

In Short
  1. Langley Pyramid has more homes for sale and more new listings than a year ago.
  2. The median price dipped 1.8% to $1,670,000. Homes are taking 41 days at the median.
  3. But 61 sales are pending, up 22%, and nearly 3 in 10 homes still sold above list.
  4. The market has more competition.
  5. It has not lost its buyers.

One more thing worth saying: these numbers cover all of ZIP 22066. One street, one school zone boundary, one block closer to a commute route can read very differently from the ZIP as a whole. The aggregate tells the direction. Your specific address tells the real story.
