Langley Pyramid has more choices, but buyers are still writing offers

Here is the honest read. Closings fell. The Real Estate Data Aggregator shows 63 homes sold, down 13.7% from a year ago. But pending sales rose 22% in the same period. Buyers are still active. They are just taking longer to decide, and they have more homes to weigh.
Prices dipped a little, but demand held
The Real Estate Data Aggregator put the median sale price at $1,670,000 for the three months ending August 31, 2026. That is down 1.8% from the same period a year ago. A small dip, not a slide. At the same time, the Northern Virginia Association of REALTORs reported the broader Northern Virginia median hit $765,000 in August, up 2.0% from August 2025. Langley Pyramid trades well above that regional figure.
Buyers are still paying close to list
The Real Estate Data Aggregator shows homes in ZIP 22066 sold at 98.8% of list price on average during the three months ending August 31, 2026. That is down just 0.6 points from a year ago. Nearly 3 in 10 homes, specifically 30.2%, sold above list price, and that share is actually up 2.8 points from last year. Buyers are not giving things away.
Homes are taking a little longer to sell
The Real Estate Data Aggregator counted a median of 41 days on market in ZIP 22066 for the three months ending August 31, 2026. That is 1 day longer than a year ago. For context, the Northern Virginia Association of REALTORs reported the broader region averaged 26 days in August, unchanged from August 2025. Langley Pyramid runs slower than the regional pace, which is normal at this price point. Still, 41% of homes here went under contract within two weeks of listing.
Rates are making buyers think twice nationally
Realtor.com reported the 30-year fixed rate climbed above 7% for the first time since January 2025. By October 8, 2026, Realtor.com put it at 7.40%, the highest in 35 months. CNBC reported the average contract rate on conforming 30-year loans reached 7.49% the week of October 7, 2026. Rates that high slow decisions. That is part of why supply is building nationally too. Realtor.com counted 1.16 million active listings across the country in September 2026.
Nationally, Realtor.com reported 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is the country as a whole.
