Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Most people would expect that to slow things down. In Oakton, it did not. The Real Estate Data Aggregator counted 78 homes sold in ZIP 22124 in the three months ending August 31, 2026. That is up 2.6% from the same months in 2025. Buyers are still moving.

That 49.3% figure is the one that matters most for sellers right now. The Real Estate Data Aggregator shows it is up 3.5 points from a year ago. Rates went up. Speed went up too. The right home, priced right, is still drawing fast offers.

Days on market dropped 7 days in Oakton

How the three ZIP codes in the Oakton Pyramid compare

The Oakton Pyramid covers ZIP codes 22124, 22033, and 20171. These are three different markets. Do not read one as a stand-in for another. School zones differ. Commute routes differ. Price levels differ by hundreds of thousands of dollars.

Nationally, rates and inventory tell a different story

Realtor.com reported that active listings nationally topped 1.16 million homes in September 2026. Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That is the national picture. The Oakton Pyramid is not that picture. The Real Estate Data Aggregator counted 234 homes for sale across the three ZIP codes in the three months ending August 31, 2026, with 1.7 months of supply in Oakton alone. Supply is still tight here.
