The one fact that changes what you do right now: the Real Estate Data Aggregator counted 77 homes for sale in Falls Church (ZIP 22041) in the three months ending August 31, 2026. That is up 97.4% from the same period a year before. Supply nearly doubled. But buyers still paid an average of 98.9% of list price. Pricing right still beats waiting for a frenzy.

More choice for buyers did not mean sellers gave ground. The Real Estate Data Aggregator shows the sale-to-list ratio actually ticked up 0.7 points from a year before. That is a small move, but it went the right direction for sellers.

More supply, but sellers are not panicking

The Real Estate Data Aggregator recorded 82 new listings in Falls Church over those three months. That is up 22.4% from a year before. More sellers entered the market. Fewer buyers closed: only 57 sales, down 19.7%. That gap pushed months of supply to 4.1, up 2.4 months from a year ago. Homes sat longer too, a median of 61 days, 16 days more than the year before.

The Northern Virginia Association of REALTORs reported that active listings across all of Northern Virginia rose 30.7% year over year in September 2026. Falls Church ran at more than three times that pace. This is not a broad regional trend playing out evenly. It is sharper here.

Price dipped, but not because sellers caved

The Real Estate Data Aggregator put the median sale price in Falls Church at $425,000 for the three months ending August 31, 2026. That is down 7.6% from the same period in 2025. A dip worth noting. But the sale-to-list ratio of 98.9% says most sellers priced close to where buyers landed. The price drop likely reflects a shift in what types of homes sold, not sellers cutting deals across the board.

The Northern Virginia Association of REALTORs reported the regional median sold price at $744,950 in September 2026, up 4.2% from a year before. Falls Church at $425,000 sits far below that. The two numbers are not directly comparable: they cover different periods and different geographies. But the gap shows Falls Church is a different price tier than much of Northern Virginia.

Some homes still moved fast

The Real Estate Data Aggregator found that 38.2% of Falls Church homes went under contract within two weeks of listing. That is down 1.5 points from a year before, a small slip. Still, nearly 4 in 10 sellers found a buyer quickly. And 15.8% of homes sold above list price, up 0.3 points from the year before. The market is slower overall, but well-priced homes are still moving.

Rates are not helping buyers right now

Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. The 15-year fixed averaged 6.71%. Realtor.com noted that rates topped 7% for the first time since January 2025. Higher rates slow buyers. That helps explain why 57 homes closed in Falls Church when 77 were available.

Nationally, Realtor.com reported that 20.8% of listings saw price cuts in September 2026, the highest share since October 2022. Falls Church sellers, by contrast, averaged 98.9% of list. That gap is meaningful. Local discipline on pricing held up even as national sellers blinked.

What this means if you are selling

You have more competition than a year ago. The Real Estate Data Aggregator counted 77 active listings against 57 closings. That is a real imbalance. Homes sat a median of 61 days. If you price at the market, buyers are still paying close to asking. If you price above it, you will wait longer in a field that is getting more crowded.

What this means if you are buying

You have more to look at than buyers did a year ago. Supply nearly doubled. But do not expect sellers to fold. The 98.9% sale-to-list ratio says most are holding. Pending sales held flat at 68, unchanged from a year before. Demand did not disappear. It just slowed.

In short
  1. Falls Church inventory is up 97.4%, but sellers averaged 98.9% of list price in the three months ending August 31, 2026. Homes are taking longer to sell, 61 days at the median, and the median price dipped 7.6% to $425,000. The market shifted, but it did not break.
  2. One street can read very differently from the ZIP code as a whole.
