Chantilly still has tight supply, but homes are taking longer to sell

These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 96 homes sold in ZIP 20151 during that period. That is up 11.6% from the same three months in 2025. Sales are moving, but the pace of individual homes has slowed.

The Real Estate Data Aggregator put the median days on market at 44 days in Chantilly. That is 10 days longer than a year ago. For context, the Northern Virginia Association of REALTORs reported an average of 26 days on market across all of Northern Virginia in August. Chantilly homes are taking nearly three weeks longer than that regional figure.

Supply is still tight. The Real Estate Data Aggregator counted just 43 homes for sale in ZIP 20151, with 1.4 months of supply. That number actually edged down 0.1 months from a year ago. So inventory has not opened up. But buyers are taking more time anyway.

Prices are holding, but fewer homes are going above list

The Real Estate Data Aggregator put the median sale price in ZIP 20151 at $684,195, up 1.8% from a year ago. The average sale-to-list ratio came in at 100.8%, up 1 point from last year. Homes are still closing above list price on average. That said, the share of homes that sold above list price fell to 36.5%, down 4.2 points from a year ago. Fewer homes are sparking bidding wars.

The Real Estate Data Aggregator also found that 47.4% of Chantilly homes went under contract within two weeks of listing. That is down 2 points from a year ago. Nearly half still move fast. But a growing share is sitting longer.

Rates are adding pressure for buyers

CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.49% as of October 7, 2026. Realtor.com put the 30-year fixed rate at 7.40% in October 2026. CNBC also reported that mortgage applications to purchase a home were 15% lower than the same week one year ago. Higher rates are keeping some buyers on the sideline. That is part of why homes are sitting longer even when supply stays tight.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is a national figure, not a Chantilly number. But it signals that overpriced homes are losing ground in many markets. Chantilly is not immune to that dynamic.

What this means if you are selling

Supply at 1.4 months still favors sellers. But 44 days on market means a wrong price or a home that needs work will sit. The homes that moved fast, 47.4% under contract in two weeks, were priced right and ready to show. Prep and pricing matter more now than they did a year ago.

What this means if you are buying

You have more time to compare than you did last year. Not every home is going in the first weekend. The Northern Virginia Association of REALTORs counted 1,324 closed sales across Northern Virginia in August, down 8.0% from August 2025. Fewer buyers are competing. That gives you room to think.
