Chantilly prices rose 1.8% even as Northern Virginia sales fell 7.5%
The Northern Virginia Association of REALTORs counted 1,250 closed sales across Northern Virginia in September, down 7.5% from September 2025. Fewer closings region-wide usually signals softening prices. That did not happen in Chantilly.
The Real Estate Data Aggregator measured a $684,195 median sale price in ZIP 20151 for the three months ending August 31, 2026. That is up 1.8% from the same three months a year earlier. Prices did not reset here while the region pulled back.
Sales volume in Chantilly moved the other direction
While Northern Virginia as a whole saw fewer closings, Chantilly went the other way. The Real Estate Data Aggregator counted 96 homes sold in ZIP 20151 for the three months ending August 31, 2026. That is up 11.6% from the same period in 2025. More homes traded hands here, not fewer.
Homes are taking a little longer to sell
The Real Estate Data Aggregator put the median days on market at 44 days in ZIP 20151 for the three months ending August 31, 2026. That is 10 days longer than the same period a year ago. Homes are still selling, but buyers are taking more time. The Northern Virginia Association of REALTORs reported the region-wide average at 28 days in September, so Chantilly is running slower than the broader market on this measure.
Still, the Real Estate Data Aggregator shows sellers in ZIP 20151 averaged 100.8% of their list price at closing, up 1 point from a year ago. Homes are not selling below asking. They are just not moving as fast as they did.
About 1 in 3 homes sold above list price
The Real Estate Data Aggregator counted 36.5% of Chantilly homes selling above list price in the three months ending August 31, 2026. That is down 4.2 points from a year ago. Fewer bidding wars, but the ones that happened still pushed prices up. Nationally, Realtor.com reported 20.8% of listings took a price cut in September, the highest share since October 2022. Chantilly's above-list share, at 36.5%, sits well above that picture.
Supply is tight and new listings are up slightly
The Real Estate Data Aggregator counted 43 homes for sale in ZIP 20151 during the three months ending August 31, 2026, up 2.4% from a year ago. New listings came in at 83, up 3.8%. Months of supply sits at 1.4, down 0.1 months from a year ago. More homes came to market, but demand absorbed them. Supply stayed tight.
Nearly half of homes went under contract within two weeks
The Real Estate Data Aggregator shows 47.4% of Chantilly homes went under contract within two weeks of listing, for the three months ending August 31, 2026. That is down 2 points from a year ago. Still, nearly half of all listings found a buyer that fast. Priced right, homes here do not sit.
The Northern Virginia Association of REALTORs reported the region-wide median sale price at $744,950 in September, up 4.2% from September 2025. Chantilly's $684,195 median runs below that regional figure. For buyers, that gap is worth knowing.
