The one number that changes what sellers should do right now: median days on market in Chantilly hit 44 days in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is 10 days longer than the same period a year ago. Low supply alone is not moving every home fast anymore.

For context, the Northern Virginia Association of REALTORs reported that homes across Northern Virginia averaged 28 days on market in September. Chantilly is running 16 days slower than that regional average. That gap is worth knowing before you pick a list price.

Supply is tight. That does not mean every home sells fast.

The Real Estate Data Aggregator counted 43 homes for sale in Chantilly during the three months ending August 31, 2026. That works out to 1.4 months of supply. A balanced market typically runs five to six months. Chantilly is nowhere near balanced in favor of buyers. But tight supply and fast sales are not the same thing.

Sales volume is actually up. The Real Estate Data Aggregator counted 96 homes sold in Chantilly in the three months ending August 31, 2026, an 11.6% increase from the same period in 2025. Demand has not dried up. But buyers are taking a little more time to decide.

Price is still holding. Just not as easily as last year.

The Real Estate Data Aggregator put the median sale price in Chantilly at $684,195 for the three months ending August 31, 2026. That is up 1.8% from a year ago. Prices are moving in the right direction, but 1.8% is a modest gain. The Federal Housing Finance Agency reported U.S. house prices rose 2.4% year over year through August 2026. Chantilly is running below that national pace.

The average sale-to-list ratio in Chantilly was 100.8% for the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is up 1 point from a year ago. Sellers are still getting above asking on average. But the share of homes that sold above list price dropped 4.2 points, to 36.5%. That means fewer homes are sparking bidding wars.

About half of Chantilly homes go fast. The other half do not.

The Real Estate Data Aggregator found that 47.4% of Chantilly homes went under contract within two weeks of listing in the three months ending August 31, 2026. That is down 2 points from a year ago. Nearly half the market moves quickly. The other half sits longer, and that is where pricing decisions make the biggest difference.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. That is a national figure, not a Chantilly one. But it tells you something about where buyer patience is heading. Mortgage rates are not helping. Realtor.com reported the 30-year fixed rate climbed above 7% for the first time since January 2025. As of late October 2026, Realtor.com put the Freddie Mac 30-year rate at 7.24%.

What this means for you

If you are selling: supply is still on your side at 1.4 months. But 44 median days on market means a wrong price or a rough first showing can cost you weeks. Price it right from day one. If you are buying: there is still competition, but 44 days gives you more time to compare than you had a year ago. The Northern Virginia Association of REALTORs put the regional median sold price at $744,950 in September. Chantilly's $684,195 median sits below that. There is value here relative to the broader region.

In short
  1. Chantilly has 1.4 months of supply and 96 homes sold in three months.
  2. The market is not slow.
  3. But at 44 median days on market, it rewards sellers who price carefully and buyers who move with purpose.
