Chantilly inventory stayed tight even as Northern Virginia listings jumped 30.7%
The Northern Virginia Association of REALTORs reported that active listings across Northern Virginia rose 30.7% year over year in September 2026. That is a real shift for the region. But in Chantilly, the Real Estate Data Aggregator counted only 43 homes for sale in the three months ending August 31, 2026. Supply here barely moved.
The Real Estate Data Aggregator shows months of supply in ZIP 20151 at 1.4, down 0.1 months from the same period in 2025. Six months is the standard for a balanced market. Chantilly is nowhere near that. Sellers here still hold an edge, even as the broader region loosens up.
Sales picked up, but homes are taking a little longer
The Real Estate Data Aggregator counted 96 homes sold in ZIP 20151 in the three months ending August 31, 2026. That is up 11.6% from the same period in 2025. More homes are moving. The median sale price came in at $684,195, up 1.8% year over year. Prices are growing, just at a slower pace than the broader region.
The Northern Virginia Association of REALTORs put the Northern Virginia median sold price at $744,950 in September 2026, up 4.2% year over year. Chantilly's 1.8% gain is more modest. That gap is worth knowing if you are pricing a home here right now.
The Real Estate Data Aggregator also shows the median days on market in Chantilly climbed to 44 days, which is 10 days longer than a year ago. Not every home is selling fast. The ones priced well are still crossing the finish line above list: the average sale came in at 100.8% of list price, up 1 point from last year.
Nearly half of Chantilly homes went under contract within two weeks
The Real Estate Data Aggregator found that 47.4% of Chantilly homes went under contract within two weeks of listing in the three months ending August 31, 2026. That is down 2 points from a year ago, but it still means close to half of all listings moved quickly. Priced right, a home here does not sit.
Rates above 7% are shaping what buyers can do
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, as of September 30, 2026. Fannie Mae, as reported by CNBC on October 14, 2026, forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. Higher rates slow some buyers down. That is part of why days on market in Chantilly stretched out.
Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Chantilly is not showing that level of softness. The sale-to-list ratio here held above 100%. But sellers who overprice are feeling the difference.

These numbers cover all of ZIP 20151. One street, one condo complex or one price range can read very differently from the ZIP code as a whole. The data above is a starting point, not the whole picture for your specific home. As of October 18, 2026, that is where Chantilly stands.
