Centreville has more listings, but supply is still tight in one part

More homes are coming to market in Centreville. The Real Estate Data Aggregator counted 115 homes for sale across both ZIP codes in the three months ending August 31, 2026, up 32.2% from the same period a year before. But that number hides a split. The two sides of Centreville are not behaving the same way.

ZIP 20120: still tight, still fast

The Real Estate Data Aggregator put months of supply in ZIP 20120 at 1.4 months. That is a seller's market. Homes sat a median of 31 days before going under contract, the same as a year ago. Sales volume jumped: 145 homes sold, up 22.9% from the same three months in 2025.

Nearly half of all homes here sold above list price. The Real Estate Data Aggregator counted 46.2% of sales above list, up 8.9 points from a year before. The average sale came in at 101% of list price, up 0.8 points. Sellers in 20120 who price right are still getting paid above ask.

Nearly 3 in 5 homes in 20120 went under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 59.4%, up 6.4 points from a year before. If you are a buyer here, move with a plan. If you are a seller, a sharp price earns a fast result.

ZIP 20121: more inventory, more time, more room to talk

ZIP 20121 is a different story. The Real Estate Data Aggregator counted 2.1 months of supply there, up 1.1 months from a year before. That is the largest year-over-year inventory shift in Centreville. Homes sat a median of 42 days, 10 days longer than the same period in 2025.

Sales volume fell. The Real Estate Data Aggregator counted 69 homes sold in 20121, down 18.8% from a year before. Pending sales dropped 24.1%. New listings also slipped, down 10.2%. So inventory rose not because more homes came to market, but because fewer buyers closed.

The median sale price in 20121 was $516,000, down 9.5% from a year before, according to the Real Estate Data Aggregator. That is a real drop. Sellers here need to price to what buyers are actually paying now, not what a neighbor got in 2025.

Rates are making buyers cautious everywhere

This is not only a Centreville story. CNBC reported the average 30-year fixed rate climbed to 7.49% in the week ending October 7, 2026. Realtor.com put the national 30-year rate at 7.40% in October 2026. CNBC also reported that mortgage applications to buy a home were 15% lower than the same week a year ago.

Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That pressure is real. It shows up most clearly in 20121, where buyers have more choices and less urgency.

Do not price to the whole Centreville map. In 20120, homes are selling above list and moving in 31 days. In 20121, the median price fell 9.5% and homes are sitting 42 days. Those are two different pricing conversations. The Northern Virginia Association of REALTORs reported that homes across Northern Virginia averaged 26 days on market in August 2026. Your ZIP code may be faster or slower than that average.

What this means if you are buying

In 20120, nearly 3 in 5 homes went under contract within two weeks. Come prepared. In 20121, you have more time and more room. The Real Estate Data Aggregator showed homes for sale there up 71.4% from a year ago. That is a meaningful shift in your favor.
